Since 2017 our Director of Sales and Marketing - Claire Ollila has been an integral part of Three Squared, Inc. She has been along for the ride every step of the way and has been one of the driving forces to make our firm everything it is today.
Although we are sad to see her go, we are excited to reflect back on Claire's time at TSI and support her as she pursues her passion as a breathwork mentor.

SPEAKER_02Welcome back to Innovative Real Estate with Three Squared Inc. You're starting off the episode with a different voice today because we have a different twist on this episode today. Today is the final time we are going to have our lovely Claire here at the table. And so we are going to wish her farewell in a special commentary revolving around a then and now, looking at where Three Squads started and where we are today as Claire pursues journeys that are more in line with her personal interests and follows a career path that she has been paving for herself for years since we've known her. And we cannot wish her off in a better way than to have a final episode on this podcast that revolves on some of the lessons learned from her position, uh, which involves kind of acclimating to the architectural world and then becoming a manager and a director within that space. And now sending us off in the best possible way. I'm gonna turn this around and I'm going to ask Claire to give the project highlight of the week this week. And I'd like to preface with Claire, what is your favorite three-squared project that we have worked on together? And that could be because of design, it could have been because of the clients or the sales process, because that's really the the area that you were most involved in these projects. But some of these you were you were there every step of the way, other projects, you you kind of landed the deal and we got everything set up. And once contracts were signed, you just got to check in on photos and then post them after. Uh, but which one, which one really resonates with you? If you had to give a project highlight of the week, which one would you say is your dare I say favorite?
SPEAKER_01Yeah. So first of all, I just have to say this is such a surreal moment being on my final podcast here. Um, especially since this podcast feels a lot like my baby having created the idea and then like bringing it to fruition years ago, which is wild to think about. But my favorite project, there's so many that come to mind. So I'll give my favorite and then a couple of honorable mentions. My favorite project has to be the hooga that we collaborated with the box hop on. And there's a couple of reasons for this. One, it's one of our most beautiful completed projects. They did such an amazing job on the interior design work and finish work, and it's so cool to have so much high-quality footage of that project and see people utilizing the space and enjoying the space. So there's something really special to be said about that, let alone just the absolutely stunning exterior design and how unique it really is, and how from certain angles you can't even really tell that there's shipping containers utilized in it, which is really cool as well. But a huge reason why that is my favorite project is because I remember running our Instagram account when it was just a baby, baby little account and growing it from scratch and having no clue what I was doing, starting this Instagram account, having had no social media experience. And after a couple of years of running it, you know, kind of starting to get the feel of it, we were starting to build some momentum on socials and really get the word out about how incredible of an architecture firm we really were and are. And I had been interacting with the box hop socials for a while. You know, I was really impressed with the DIY work that they had done and just thought for so long that it would be so cool if we could work with them on one of their upcoming builds. And then I remember the day so vividly when they reached out via DM and asked us about what our services were and how we might be able to support them in scaling their vacation rentals and help them with their future vision. So that was just a really cool moment, I think, in my experience here at Three Squared, and recognizing oh, wow, like all those little interactions of noticing people online and actually like really wanting them to be a client and interacting and just engaging and building connections could actually have an impact. And here we are today, and we've got this stunning built project that we got to collaborate with them on, and now has sparked so many other client relationships, and um, it's just a really cool moment.
SPEAKER_02So that would be remembered that phone call. I was I was in the Home Depot parking lot getting material, like while I was renovating my house at the time, and you called me and you're like, Hey, this company, like hit us up. And I was like, No, really? Like, are you joking? And then we had that phone call, and we're like, I remember talking to you after that and just being like, Wow, people actually know who we are, like we have a presence now, and and just like fast forward to today and the conversations that we're having. It's like, if there's unique architecture happening, if somebody's working with shipping containers, if somebody's working on you know something within that industry, uh our name pops up now. And I think a huge part of that is because of all the work that you've done over the years. I mean, our social media presence to our website, which we get all sorts of commentary on because it is it's a wonderful website that you truly built up from scratch. So I just want to take the opportunity to acknowledge like it's it's because of the efforts that you made here sitting in that seat that that we are who we are today in a lot of ways and how we're known for what we're known for. So sorry, sorry to no because Claire, I want to hear some of your honorable mentions as well.
SPEAKER_03What are the other projects?
SPEAKER_01Uh, there's two others that I had a hard time deciding between. One is the hidden box house, and this is really, I mean, the design is incredible. I cannot wait to stay in that vacation rental one day. But this one truly is because the clients are so amazing. Reese and Nikki, I, if they're listening to this, um they really stand out as my favorite sales calls that I ever took because it was just so pleasant getting on the phone with them every time. They did their research, they were so ahead of the game, they weren't in a rush on things. And I just remember sharing all the updates from those calls, letting the team know, like, hey, we've got this potential project. And just so you know, the clients, if they become clients, they are awesome. Like, you guys are gonna love them. And I would be just stoked to like pass them on to you as clients. So hidden box house for sure. And then High Garden Arbor, I also really love because it's that community atmosphere with multiple different designs, but they're all very complementary of each other. So that would be another one as well. Wow.
SPEAKER_03Claire, um, in total, since you were here um and since you started in 2017, how many projects have you seen come through here?
SPEAKER_01Since 2017, I believe we've had over 160 projects that we've taken on. And that really boomed in 2020. Like we were taking on a trickle of projects when I first came on between 2017 to 2019. And then 2020 hit, and we were a little worried with the state of the world, and then that was like our breakthrough year.
SPEAKER_03I think we had 18 single family home projects, only single family homes in that number. And I know there were others as well, but man, that was that was a big tidal wave of uh people were at home just sitting and researching and wanting to get very excited about vacation rentals because nobody was leaving their homes. It was pretty amazing time, yeah.
SPEAKER_02And then shortly thereafter, we had the big boom of the the commercial projects we were working on. I mean, it was it was 2022 that we took on like our largest projects, commercial projects to date. And in terms of revenue, I'd say that was like our second breakout moment where it's like, okay, it's it's not just custom homes, it's like it's these larger scale projects, and that's the point that our team grew significantly as well.
SPEAKER_01And that's by that point we had Jill on board. Jill, what's your standout moment over the past couple years or just uh an experience you'll never forget working with Three Squared?
SPEAKER_00I think it's just a matter of the growths that I've seen in this team because I know that you guys are all well aware. I actually was laid off during COVID and came here to a team that was booming. So it's like we're willing to take on any project that some other people might not be willing to take on. And it's kind of like you got to just get with the picture real quick and get the work done. And I think the team just provides so much support to make sure that that's gonna happen for both the internal team and the clients. So I really like that. And then I like too that we are kind of like rough and tumble. Like I remember doing some of the front yard landscaping to really try and beautify our model center. Not that that was one of my favorite moments because I remember like we're in the freaking Midwest and getting snowed on, dragging in some mulch into the front yard. So, like just things like that to seeing where we are now. And it's it's just like a very humbling way to view the company and to just feel like we really I feel much more grounded with the company now. And Claire, when I when I think of you, I think of someone who's like so holistic and grounded in who you are as a person and like in tune with energies. And I think that just like trickles down from your own experience and your personal business to your interaction with the clients and the team.
SPEAKER_03And I'll I'll add on to that sentence because I think you some of the things that you brought here were great boundaries that we could communicate and really dialogue about. And honestly, it's trickled in through all of our sales process, which you set up like in 2017. I mean, you set that whole program up and it's really now uh it's it's a pretty amazing process that I think you've created. Um, but you also really brought just so much so much of a foundation to the core of this team. So yay. Um, and I know Breck probably has a couple of questions, but over the last like since since you've been here, um you shared with me the number of calls that you've been on uh like with brand new people. Like how many people since 2017 have you spoken to since you brought since you came on board?
SPEAKER_01So in looking at the numbers, I have officially broken a thousand over the last few years. A thousand phone calls, over a thousand phone calls. I don't have an exact number because we were using a different uh tracking system around 2018. So some of those aren't in there, but yeah, it's a lot of and most of those calls, it's the same conversation, you know, every time.
SPEAKER_03Exactly. Which is why we have this podcast. I mean, honestly, I think it's it's really saved a lot. I even this morning um we got an email. I'm meeting with these people this afternoon, but in their email to us saying, Oh, yeah, by the way, I was going to um, we haven't we're looking for land. We were thinking about going to the Detroit Land Bank, but after listening to your podcast, we're we've decided not to. And I'm like, yay. So it's um, it's a fantastic um, it's exactly it's doing what it's what you what your intentions were, a hundred percent.
SPEAKER_01Yeah, it's been cool to see because I mean, each of you know this, but for anybody listening, like I didn't have really the hard skill set when I first came on board. I came on to Three Squared as an intern and was hoping to work in the sustainability niche. And I was drawn to Three Squared originally because of their use of shipping containers. And um, I wanted to work with a company that had environmental consciousness as like a core value. And we do be a good steward, it's one of our core values. But as I started growing within my own personal entrepreneurial journey alongside Three Squared, I was learning all these skills that related to sales and marketing. And it's been really cool as I reflect on my last week here, transitioning fully into my own business, that I've been able to leave like my fingerprint on Three Squared and like this legacy of like our social platforms booming with amazing support from our marketing team, Emily and Carly and Nora. Uh, shout out to you guys. And um, the sales process, like all like these infrastructural pieces to the company. Like, it's cool to reflect back on little old me joining this team, having no clue where this was gonna go. And now seven years later, be like, oh shit, I did that with a lot of support, but like, I did that. That's really cool to look back on.
SPEAKER_03But I always um giggle when I think about you know, quote, Leslie's children, right? And just the camaraderie and just um the playground that you guys have all created. Um, I think it's pretty amazing. And I I know that the long-term relationships are just like how we deal with our clients, right? These are long-term relationships, uh, but they're transparent and open. And again, the communication that I believe you've brought to us has been paramount to our success. You know, when something's not right, let's talk about it, let's move forward, you know, let's um hit these hard challenges head on. And um, that's been, I think, a lot of the good lessons that we've learned.
SPEAKER_02Yeah, the background of sustainability was I remember where you started from. I mean, you you definitely had like a background of that in college, and then you you came to the team and the first project that we actually collaborated on, you and I, was uh our little rain garden here at the model center. And I just I remember you being like, who who lays this out? Like who who designs it? I was like, I don't know, you're the sustainability person, you design it. You're like, I've never designed anything before. So you drew this like this like bean shape, and then you and then you added the edges, and then you made it a little bit here and a little bit there until you were happy with it. And uh as of today, it is flourishing. It takes all of the water off of the roof of this entire building. It has local fauna and flora. There are bees buzzing, there are butterflies all around the model center all summer long. It's absolutely gorgeous, and you did a great job. And so to see from that to where we are today, it's it's funny, you know, the scale and scope of the things that we're involved with. But I am curious, um, not not being industry specific, you know, not being an architect or having an architectural background, and then being a part of this wild journey to today, um, what are some of the standout like takeaways or lessons that you've learned specific to architecture based on your experience here? Like if I had to ask you, what did you learn about architecture during your time at Three Squared? What would you say?
SPEAKER_01I've learned it's a lot more complicated than I thought. And if I was building a house, I would want this team for sure. Um and you also need a lot more money than you think you do. Those are some things because construction costs, they only go up, you know, they don't go down, they go up. Those are some things that I've learned. And honestly, the biggest takeaway that I've learned is to really vet out who you're working with. Yeah, because I know this team, and of course, you know, I have bias, but like in developing any project, really in any really like it's all about the relationship, you know. Challenges are gonna come up, things are gonna come up, and that's just gonna happen regardless. So you'd better have a team on board that you can count on, that you can rely on, that you know you can have hard conversations with and get through it at the end of the day and still be friends and and cheers when the project is done. Oh, yes. That's been my biggest takeaway. And it's been cool to see how many clients we've been able to do that with.
SPEAKER_02Well, that's huge. I mean, we always start the conversation. Um, you know, you're in the sales process and obviously running the marketing and all of our social media that draw these people into us. But then we we do what we've called internally a handoff, where you're effectively transferring from you and your team to Joe and I and our team. Uh, and and we call that the handoff. And in those meetings, we discussed really two goals that we all have is that number one, we like to build real buildings for real people, uh, which is easier said than done. Like, yeah, we we've got 160 projects, but about 45 of those have seen or will see the light of day. You know, they make it out of cyberspace. A lot of those are just, you know, quick exercises doing a design here or there for something that's a proposal or a design competition or whatever. But you know, about 25% of our project. And I'm proud of that number. I'm proud of the percentage of our projects that actually get constructed because a lot of firms can only tout about 10% of their projects get built. We're we're sending about 25% of those projects that get built. So that's number one, we want to see real projects get built. And then number two, we want to stay friends along the way, which that is probably the hardest piece of the whole puzzle, honestly. Uh, you could try to be on the best terms ever, but the reality is there's a contractual obligation um between somebody who's providing a service and somebody who's receiving a service. And that doesn't necessarily mean that we're friends uh with every one of our clients. There are strong personalities in this industry and in all industries, quite frankly. And that's something that I really just can't thank you enough on. Over the years, the way that that you have worked with me on my communication, both with the team and to the clients, has completely changed the outcome of projects. Uh, the way that we handle people, I would frequently call you and just be like, hey, I got this really tough call coming up. How do I say this? And I would say it in breck way, and you'd be like, no, no, no, no, no.
SPEAKER_01Don't do that.
SPEAKER_02Don't do that. And you should take a deep breath. You'd send me an exercise to do, you'd tell me to take a walk, you tell me to consider X, Y, and Z. And then you'd give me language. And maybe if I didn't use that exact language, I would certainly be thinking about that as I digested that information and then had those conversations. And if it weren't for you being that communication buffer for me, I don't think I would be in the position that I am today. And certainly the firm would not be where we are because of those efforts, because of the clients that we were able to retain because of those very intense personalities that we were able to ultimately tame that relationship and work with them, uh, is largely because of your efforts there. So I do want to thank you a ton on that note.
SPEAKER_00So I want to kind of keep the dialogue going here because Claire, I have a question for you about your feedback on the cadence between like working in architecture and then also having your own business that's much more like holistic in nature. Um, so I want to I want to know your take on lessons learned that can kind of feed back and forth between three-squared applications and like breath work and all things clear and your personal business related. Like, what are your best lessons that kind of have a good back and forth between both businesses?
SPEAKER_01Yeah, I think our listeners got to hear some really good insight into this on the episode with Tristan and Kamohai. If you haven't listened to that, I believe it's episode 66. It's called Winning Mindset for Real Estate Investing. And they, I could tell, like pretty quickly into the conversation, are on a similar wavelength that I am with mindset work and um just staying grounded through adversity and the personal practices that you actually have to really commit to in order for that to be a natural expression of your being in hardship. Um, a lot of people will try to seek out, you know, when things get grittier, when things get hard, what do I do then? But it's really the A daily commitment to those personal inward practices that then just make that a natural byproduct when things do get hard. Like you don't, when things are hard, you don't go into a cold plunge. You go into a cold plunge every day so that when things are hard, you know how to breathe through it and stay regulated. So it's it's those kinds of things that it's like you don't really think about it when you're like, oh, architecture or oh, development, or oh, real estate investing. But anytime you are on a path where you're wanting to pursue growth and wanting to pursue a journey that is greater than what is the norm, then you are going to have to go through trials and initiations because challenge is the thing that gets you to the other side of what most people are able or capable of achieving. And so you have to do things that are unnormal in order to get unnormal results. So that's been the biggest thing for me is like being a witness to some of the challenges our clients as developers go through with funding and land falling through, and this and that. It's like, man, I wish I could just like give you the past eight years of work that I've been practicing to like help you navigate this, but it just can't go um underemphasized how important it is to stay regulated. Otherwise, shit's gonna explode and it's not gonna go anywhere.
SPEAKER_00Yeah, I've seen that you have this like rock solid foundation to provide that support because this industry is just not for the faint of heart. And if you're so well equipped to kind of like calmly take on these challenges, like I know that there's been plenty of days where it's felt like I don't, I don't even know, the absolute opposite of calm, like in the middle of a shit storm. Claire has always been this very calming, grounding presence. And I just love that you bring that energy to the team because we've learned so many valuable lessons that I think you've equipped us to pass to our clients because they go through those moments where it's like, how do we handle this? And and sometimes the the project might not move forward, but we're still able to kind of like navigate towards some type of solution.
SPEAKER_02So with everything that you've learned, with the thousand phone calls you've had, I want to be a developer. What advice would you give me before I pick up a phone and call an architect?
SPEAKER_01Well, before you pick up a phone and call us, you better have listened to at least five episodes of our podcast. Because we're coming up on 70 episodes here. Amazing. And we know a thing or two, you know? Yeah, we do. I would honestly would go back through, I would listen to at least one or two case study episodes with our clients that are, you know, in a commercial or multifamily sphere, unless maybe you're developing like a vacation rental. But um I would definitely listen to some episodes of our podcast. I would definitely try to network also with local developers in your area if you're newer to development, if you're just wanting to work on your first project. That's something that I would definitely recommend to get a feel for um, you know, local construction costs and different contacts that you can make in the area. Because going back to relationships, it's like it's all about who you know. You need to have a really good, talented, trustworthy architect. And you need to have a really good, trustworthy, honest, hardworking builder. And you've got to make those connections. And sometimes people are busy and it can be hard to get on people's um like client timeline, even. So definitely planning like two years in ahead at least, because you're probably gonna need a year of research, and then you're gonna need a year of like design and permitting and just not wanting to be rushed through that process, and then just having those conversations early. You know, that's why we always tell people just reach out to us and have a conversation because we can at least see, you know, have we had past projects in your area? Do we have clients around you that we know a little bit about the municipality and um regulations in the area and things like that? So those would be a few of the first things that come to mind. Oh well said. Actually, very well said. Anything you guys would supplement that with?
SPEAKER_02No, just have more money than you think it need. I think have more time than you think it's gonna take, and have more money than you think it's gonna need.
SPEAKER_00Yeah, I would say that um, Leslie, you've gone through a lot of your own personal experiences. And Claire, I love what you said about just give us a call because we're willing to share the knowledge based on the pains that we've gone through is your gain. So, like Breck with your house build. Our our kind of theme to the conversation tends to be over and over again. Breck's pain is your gain because he's gone through the experience, and then we teach you how to do it better than we've found it being the first time. So here's how we navigated these hurdles, and here's how to potentially avoid those hurdles as well.
SPEAKER_03Yeah, you know, one of the things I'm very proud of this whole entire team, and this is our core team right here. This is the team that gets together weekly, creates goals, creates you know, paths of of processes and such. And at the end of every every every at the end of every day, we have common goals. And the common goal is to, of course, we go back to our core values to stay one step ahead. Does that that means just technology? If if we're not ahead, we're behind, you know, what type of programs and software, all the above. Um, in addition to that, Claire, you've also led us in to be good stewards, not just to Mother Nature, but also to our clients, but also to each other. And I believe many times you've been able to really lead us in in our own breath work. Things that, you know, if if somebody is stressed, what people are always like, well, you should just go talk to Claire. Just go to Claire. That's you know, she'll get it and you guys, you'll you'll you'll be much better. I can't tell you, I'm sure every team member has called you. I I know this whole core team has on more than one occasion, but I think you really brought this this amazing calmness and the ability for us to cope and deal and to move past. And I think that's a invaluable, invaluable skill set that you have that I believe your clients in following your passion um are going to benefit wholly from.

SPEAKER_02Yay. Well, likewise, I don't think I've ever, well, I know that I've never talked to a client that's been like, that Claire really rubbed me the wrong one. Like they're always like, she is the best. And then they talk to me and they're like, Where's Claire? And I'm like, no, she's not. I I do this part. And they're like, ah, ew. Let me talk to Jill instead of you. Uh all right. But no, you leave a lasting impression on people. And as the uh dare I say, gatekeeper, right? Uh of of three squared. I mean, you were you were the point of contact for people who were coming to us uh for years and years and years. And so people had a they kind of already knew what they were in for working with our team uh with that energy and with those initial phone calls. Um, and so I I I do just I I appreciate it, and I'm I'm a little sad to say goodbye here.
SPEAKER_03Um it's not a goodbye.
SPEAKER_02It's not a goodbye. I'm still gonna call you when I have a hard call coming up. But I but I do just I I want to wrap this up by asking you and and for our listeners, I mean, what you do, what what your your real passion is, is not something that I'm very familiar with. Uh and and we've talked about that. It's just not a world or a universe that I'm attuned to. Um I don't I don't spend time in there. But I want to give you the opportunity, tell our listeners, because it's been a huge benefit to me over the years, and I didn't realize that I needed it until you brought it into my life. Tell tell the listeners what you do, and let's wrap it up with how they can get a hold of you in your new career path. Yeah.
SPEAKER_01Oh cute. Yeah. So I primarily work with women to help them heal trauma or work through emotional wounding or help them learn tools to help them regulate. So what that looks like primarily is I take people through what's called a breathwork journey, uh transformational style of breath work where you're breathing in a very intentional way for about an hour, and there's a guided soundtrack. And what this style of breathing allows you to do is it activates your limbic brain, which processes memories outside of a sense of time. So when you're breathing in this rhythmic way, you're able to basically transport back into any parts of your life where you created a survival response that has dictated how you now behave in life when things get challenging or stressful or overwhelming. And you're able to rewrite that pattern to be able to show up in a more appropriate and beneficial way. So that's kind of the highlight. There's a lot of other, what's called somatic body-based tools that I help people work with, such as grounding touch and tapping and uh vocal toning and things like that. But my passion is around accessing non-ordinary states of consciousness, which you can access through a sauna or a cold plunge or meditation or breath work to help you become the kind of person that you want to be.

SPEAKER_00Claire, I just love that you said that you like to focus on the unordinary, like experience of life, because I think that's kind of three squares equivalent mission in architecture. And something that I'm passionate about as well is making the ordinary better. How can we be innovative? How can we be one step ahead and do things that maybe other people aren't willing to do and do great things for the environment, such as Brex House, and how are we going to just kind of like continue to grow as a company, pass that along to our clients, to our internal team, to the environment. All of the above, I think it so aligns with your overall mission. So I'm just so glad that you've been part of the team and helped us to get to where we are today.
SPEAKER_01Thank you. Yeah, it's it's something that is reflected to me often is like, I don't know anybody like you, is what people often say to me. And I just like to be that mirror for other people that you like, it's not anything about me. Like I was a dysregulated, I was dysregulated and like super perfectionist, and I had all my own shit, but you can move through anything that you want to move through. And it just takes that daily commitment to show up for it. So I do also have a breathwork platform that's totally like do at your own pace on my Instagram as well.
